Selling a home is a challenging process from the start. Unless your home is so perfect and desirable that you have dozens of people knocking down your door to offer a price, you’re going to have to go through the whole process.

There are also a few things about selling a house that people fail to talk about. We’re going to uncover some of those little secrets for you today, giving you the insight you need to get through the home selling process unscathed.

1. You Have to Tell Everything

Your house might have a few nooks and crannies that you’d rather not think about. Structural issues, that faulty wire, and that dark spot in the basement that you’re afraid to look at.

Any defects that your home has must be disclosed to new buyers. If it will affect their decision to purchase or impact the price they’d pay, it’s important that they know what they’re getting into.

You have a legal obligation to disclose that information as well. Rest assured, those things will resurface and the new buyers will not be happy.

2. You Don’t Need a Realtor

Realtors are excellent in helping you get through the process with very little effort. That said, they’re a little expensive at times.

Realtors take a percentage of the sale price, and there might even be a few more factors that cost you a pretty penny. You pay for a valuable service, but the service isn’t necessary if your situation is one you can handle.

If you have buyers, don’t go through the pain of working with a realtor. That is if you can work through the red tape and do a little research on the legalities yourself.

You’ll save some money and you might even be able to get it done faster than you would otherwise.

3. Nobody Wants to Buy “Your” Home

That is, they don’t want to buy your home as you’ve created. You might have wonderful interior design and a very homey place carved out for yourself, but buyers want more of a blank sleight.

The idea is to create an environment that the buyer can imagine themselves in. That tends to be one that’s more blank. People don’t want to walk into a potential home that’s filled with family photos, memorabilia, lived-in furniture, and stuff in general.

That might make them feel like they’re stealing your home from you. It’s important to do a little redecorating before you show your home. That’s where a professional stager comes in and can help a lot.

4. Appraisals are Fickle

There are a lot of parts in an appraisal that sticks to the book closely. Your home’s value has some essential pieces that won’t change in value from appraiser to appraiser.

That said, the impression that your appraiser gets will make a difference in value. If you can spruce your home up with curb appeal and small renovations that improve the look, you’ll get a higher value.

In some cases, cheap or free improvements to your home could increase the asking price by more than a serious renovation would. Consider gardening improvements, paint jobs, and maximizing space with your interior design.

5. Be Ready to Show

As much as it feels like people will spend a lot of time choosing their home, it’s not always like that. You’d think that someone would wait a few weeks to see a home if they really thought it might work for them.

Home buying is just as impulsive as anything else, though. People tend to get the bug, start looking at listings and sift through ones that aren’t available right away.

If you’re trying to show your home, make sure that it’s ready the moment you put it up on a listing site. Someone who wants to see your house wants to see it in the day or two surrounding their request to view it.

If you can’t give them that, odds are that they’ll move on.

6. Your Value isn’t The Value

One issue that people get hung up on is whether their home is worth as much as they think it is. You’ve lived in the home for years, built up its worth in your mind, and created a grand expectation for a massive return when you sell.

If it doesn’t work out like that, be ready to adjust your expectations. You might list it for the value you feel it’s worth and wait five years for someone to buy it at that price.

7. Invest in Digital Presence

People will see your home online first in a lot of cases. That means you have to do a good job of listing it with photos and descriptions.

Without that, you won’t get a lot of interested buyers. Even if your home is beautiful as can be, a series of unflattering pictures will just turn people away. If you can, pay someone to take excellent pictures that make your home pop on the screen.

8. You Can Skip The Whole Process

If you’re not a fan of the home selling process, you have the option to sell your house for cash.

Companies buy your home for a slight reduction in price, but there’s value in time saved and realtors skipped. This is a great way to get access to the cash value of your home without undergoing a huge process.
